At its core, Neighborhood Watch is built on a simple but powerful principle: neighbors looking out for neighbors. In a time when police resources are stretched thin, citizen involvement is not just helpful – it’s essential. By reporting suspicious activity and fostering close-knit communication, participants help deter crime before it starts. Any resident over 18 can join, and the benefits go beyond safety – they include stronger community bonds and faster emergency response. In a coastal town that values tranquility and togetherness, Neighborhood Watch isn’t just a program – it’s a promise to protect each other.

A: The most challenging aspect has definitely been staffing. With so many office employees now working from home, and local studios remaining mostly empty, foot traffic has decreased, making it harder to maintain consistent staffing and sales levels.

When Price, Condition, and Marketing Align – Homes Fly Off the Market
According to South Bay real estate titan Ed Kaminsky, the current market sends a clear message: overpriced homes stall. While homes sold in the past six months spent an average of 35 days on the market, active listings now linger for an average of 61. Kaminsky says the difference lies in preparation. “When a home is positioned correctly – with price and condition – it moves fast,” he says. The top home upgrades? “Paint, flooring, and staging offer the biggest return,” Kaminsky advises. However, costly renovations like kitchens and bathrooms must be handled cautiously, as they often yield less than the investment. The ultimate truth? “If a home isn’t selling, it’s almost always price,” Kaminsky asserts. His quick tip: No offers but many showings means you’re likely 5% overpriced. No showings? You may be off by 10% or more. Bottom line: Price cures all.

Fugitive Ghost – 60-Year-Old Manhunt for Child Killer Leads to South Bay:
Federal authorities say a convicted murderer who escaped an Ohio prison in 1973 may be hiding in the South Bay. Lester Eubanks, now in his 80s, was sentenced in 1965 for the brutal slaying of 14-year-old Mary Ellen Deener while out on bond for attempted rape. Eubanks vanished after being granted a temporary furlough and never returned. The U.S. Marshals Service issued a news alert, citing possible ties to the South Bay area. He remains one of America’s most wanted fugitives, with a $50,000 reward offered for information.
Motorcyclist Severely Injured At Busy Manhattan Beach Intersection:
On Sunday, June 1st, 2025, at approximately 5:43 p.m., Manhattan Beach Police responded to a serious motorcycle crash at the intersection of Manhattan Beach Boulevard and Sepulveda Boulevard. The rider sustained life-threatening injuries and was rushed to a local trauma center. A video of the crash is circulating on social media, prompting public concern. Q: WHAT IS THE AVERAGE LENGTH OF TIME A HOME STAYS ON THE MARKET IN MANHATTAN BEACH?
** Margret Erickson: Average days on market are currently 10 days if the property is priced well. We are in the hot season.
** Robb Stroyke: Redfin reported that homes in February 2025 sold after an average of 48 days on the market, compared to 57 days the previous year. For April 2025, they noted an average listing age of 17 days, down 40.1% from the previous year.
Q: WHAT ARE SOME SIMPLE, HIGH-IMPACT UPGRADES SELLERS CAN MAKE TO INCREASE THE VALUE OF THEIR HOMES?
** Margret Erickson: The cheapest and easiest improvements are paint and floors. Depending on how much a seller wants to spend to get a higher return, they could do kitchen and bathrooms as well as landscaping.
** Robb Stroyke: 1. Floor covering continuity. Installing new wide plank French white Oak or other lighter species throughout, excluding baths and laundry. 2. Complete kitchen remodeling, including new cabinets, new counters, new backsplash, new appliances 3. Complete remodel of Master Bath, new flooring, cabinets, pulls or (new cabinet door faces and pulls), new tub, new shower, tile or stone, sinks and plumbing and light fixtures. 4. Remodel other bathrooms 5. Paint the interior with Benjamin Moore “Simply White”. It makes all wood features, windows, doors and art pop. 6. Paint exterior Benjamin Moore Dove White. 7. New light fixtures throughout. New electrical plug and switch covers as they oxidate over time. 8. Spruce up the landscaping, add color plants (flowers) around the entrance, walkway, rear yard, etc.

Mira Costa High School senior Maia Rocha learning that she won a $50,000 STEM grant from Edison International for her groundbreaking productivity app, “Doing Done.” Inspired by her journey with ADHD and built using the KanBan method, Rocha’s app helps users – especially students – organize tasks into “to-do,” “doing,” and “done.” In April, MCHS La Vista said she had earned $140,000 in scholarships for USC.
